I've renovated many bathrooms on Maui (and across the States) and see all of these issues when taking them apart:
- Mold around edge of shower/bath on the caulking (easily preventable if the wall board under the tile is set properly)
- No waterproofing on shower pan or walls
- Mold inside the wall up to 2' high (caused by wicking)
- Misaligned drain, valve, or shower head
- No P-trap for the drain (that's why you smell sewer gases)
- Lipped/uneven/unlevel tile
- Grout lines cracking and crumbling
- Tiles on the shower wall glued with liquid nail to plywood (for real)
- Tiles set completely wrong (no trowel marks, just globs of thinset mortar)
- Leaking water supply lines
