This renovated west Maui condo is a rare opportunity to own a piece of paradise. This ad is real, and I am ready to sell.

I purchased this condo in 2003 - renovated it and have lived in it on and off. When rented, the tenants have been fantastic and have cared for it as their own. In fact, most do not ever want to move and often rent for two or more years at a time so keeping it occupied is never a problem. The current tenant pays $1,200 per month for rent and homeowner fees. In today's rental market it could likely fetch $1,400 or more per month, but I appreciate my current long-term tenant and want to keep costs reasonable. The current lease will end June 31, 2018, so you may be able to occupy within six months.

About the condo - The total size is 425 sq feet, but it feels quite large and very livable. The condo is an entirely open studio and ready for your creativity and personal style. The galley kitchen was designed to offer maximum countertop space and includes like new cabinets installed in 2009. The floor to ceiling patio door overlooks a plumeria tree that fills the condo with that sweet Hawaiian fragrance. It also overlooks the barely used tennis court which sits next to the pool and barbeque area. The grounds are full of overflowing flowers and vegetation including palm trees and even an avocado and mango tree - it is Maui after all.

Conveniently located, this condo is just a short walk to the nearby beaches, markets, restaurants, shops, local businesses and only 5.5 miles north of Lahaina.

The complex has shared amenities with washer and dryers on each of the four floors. This unit is on the second floor near the brand new elevator and comes with one dedicated parking spot.

The ocean is just a short stroll away - the ocean-front park is barely 200 yards, and you can often hear the crashing waves from the condo. You will be within walking distance or a bike or drive from some of the best beaches on Maui if not the world. You will enjoy some of the island's best beaches from Kaanapali to Kapalua for a fraction of the price of most time-share short-term vacation rentals.

So, why am I selling and at such a bargain price? I had to leave the island and have only been able to return periodically. Usually between tenants, but not as often as I would like and since I now live on the mainland my work and life are taking me in new directions, and I no longer have the time or freedom to give the condo the attention it deserves.

Mine is not a case of having to sell, but to the right buyer and offer, I am ready to part with this unit.

Important to note - This is a Leasehold property with 30 years remaining. I encourage you to do some research to see if this works for you. The Fee to own the property outright does come available at times, and you may be able to purchase at an additional price separate from this offer. The current HOA maintenance fees are now approximately $580 per month and include all utilities and a full-time on-site resident manager and maintenance person. The Leasehold rent was renegotiated this past year and is locked-in at $270 per month for the next 14 years. Hawaii property taxes for full-time residents is extremely low for this unit and will likely cost less than $100 per year as the County values this condo was $165k the last evaluation, and that is far below the $250k threshold for higher property taxes. So if you buy and live in this unit, your property taxes will be negligible.

This is the lowest priced property and best opportunity to buy on the entire island of Maui. If you have $100k cash, you could be living on the west side of Maui for less than $1000 per month. That is a pretty good deal, and I may be crazy for letting my baby go, but I am willing to entertain legitimate offers. I'd even consider a fair trade for land.
