Kailua Kona Condominium complex is looking to hire a General Manager. Some of what is expected will be to create and implement a long-term maintenance program that includes hands on working with and training employees. Create, maintain and implement an annual calendar for regular maintenance items. Will be responsible for assigning and supervising all employees and assisting with maintaining and improving the Complex and enforcing all rules and safety requirements established by the Board, and all State and Federal Agencies. Responsible to be on call for assisting with emergencies and resident complaints after hours. Must have a valid driver's license, able to lift 50 pounds, high school diploma or equivalent and live on property. Shall be able to climb ladders, attend monthly board meetings and annual owner meetings. Provide the Board with written reports, assist with annual budget and reserve planning, read and maintain financials and budgeted expenses with in the annual budget plan.
Respond appropriately to owner complaints and request for maintenance. Create RFP's when needed, obtain proposals and manage contracts once approved by the Board. Able to work with Board, Owners, Committee's and Managing agent. Able to create a positive work environment for the employees and will be responsible for all hiring processes and HR for staffing needs - with in approved budget. Shall ensure that new employees are trained and certified appropriately to perform their assigned duties.
