Business is booming and as a result we have an immediate need for a Project Manager II to support our construction project at 3 locations for the US Navy in Oahu and Kauai, HI.   Project Management is performed at the project sites and Noresco expects project managers to be on-site during the majority of the workweek.  We’re looking for a Project Manager that has experience working in and around Federal buildings with strengths in MEP/HVAC and building automation systems.  <br>

In order to be successful in the role of Project Manager, you will need to perform the following tasks:<br>

 Travel requirements:<br>

If not local to the jobsite, the Project Manager must be able to travel to and work at remote location as needed (typically 12 consecutive days; 2 full work weeks and a weekend in between), returning home for two days every other weekend. <br>
If local to the jobsite, the Project Manager must possess adequate means of transportation to and from the jobsite. <br>

This vacation destination is being built on 21 acres of oceanfront property on the western side of O‘ahu at the Ko Olina Resort & Marina development.  Scheduled to open in 2011, the resort will overlook a crystal blue lagoon and white sand beach.  It will include 350 hotel rooms and 480 Disney Vacation Club timeshare villas as well as an 18,000-square-foot spa, a children’s club, wedding lawn and an elaborate pool with a water play area. Quality Assurance Inspector<br>
 <br>
The Quality Assurance Inspector will be responsible for the quality assurance for the construction of the resort. Specific focus will be given to the fabrication and installation of the building envelope and all Mechanical, Electrical, Plumbing, and Fire Systems. Day to day responsibilities include:<br>
§ Review all applicable project documentation including program, plans and specifications, construction documents, addendums, change orders, technical directives, shop drawings, request for information, submittals, and operation and maintenance manuals.<br>
§ Review materials & equipment delivered on site to ensure they are not damaged and meet specifications.<br>
§ Perform scheduled QA inspections.<br>
§ Conduct extensive site inspection of assigned areas under construction. Document and record (digital photograph) all deficiencies and discrepancies. Responsibilities include notifying the QA Manager and all appropriate project personnel of any work that is not constructed according to the project design documents and/or can develop into future operating problems.<br>
§ Create and submit punch lists to the Walt Disney Imagineering Co. Follow up on all items to assure the completion of 100% of the punch prior to turnkey turnover to Disney Operations.<br>
§ Attend project, job site and special meetings as required.<br>
§ Manage input from Walt Disney World Co.’s Safety, Security, Environmental Control and other specialty offices relative to issues on each project, i.e., traffic, walkway surfaces, railings, water quality, etc.<br>
§ Coordinate and communicate with QA Manager related to construction and program issues.<br>

Required Qualifications<br>
§ Demonstrated success in a comparable position for a large multi-disciplined technical construction project.<br>

Position Summary: Responsible for managing the technical, operational, and engineering components of the construction and design process for The Salvation Army Ray and Joan Kroc Corps Community Center (RJKCCC), which includes over 120,000 square feet of program space and up to 15 acres of property, including parking lots and fields.  Program space includes sophisticated facilities such as the Worship and Performing Arts Center, Aquatic Center with competition pool and recreational pools, Health and Wellness Center, Athletic Center with gymnasium and multi-purpose sports field, Early Education Center (preschool), Community Education and Resource Center, Banquet/Conference Center, Administrative Offices, dormitory, kitchen, and on-property residence.<br>
<br>
Responsible for evaluating and reviewing all construction plans to ensure the design meets current and future operational needs, including energy efficiency and long term sustainability.  Propose redesign solutions to meet operational and programming objectives.  Ensure a seamless transition from the design, engineering, and construction team to the RJKCCC’s physical plant team.  <br>
<br>
REQUIRED EDUCATION AND EXPERIENCE:<br>
•	Bachelor’s Degree in Business or Mechanical Engineering and/or equivalent experience.<br>
•	Must have 5 to 10 years of hands-on experience in the mechanical field.<br>
•	Must have 5 to 10 years of extensive supervisory experience, preferably of technical staff.<br>
•	Must have experience within the fields above in a similar facility, such as a college, health facility, school facility, community center, or medical building.<br>
<br>
PREFERRED REQUIREMENT:<br>
•	MS Degree in Engineering Management or related field.<br>

Makai’s design group is looking for a talented and fast-learning senior mechanical engineer to take a design supervision role in this group. Major project responsibilities within this group include design of floating Ocean Thermal Energy Conversion (OTEC) plant and design of Seawater Air Conditioning (SWAC) systems in selected locations around the world. Within the group, OTEC Design responsibilities include design of heat exchangers and a heat exchanger test facility, large diameter pipe handling system design, plant configuration design and overall system analysis. SWAC design responsibilities include overall project development, pipeline and environmental loading design analysis, detailed mechanical design tasks and construction management duties. <br>
Specific responsibilities for the senior mechanical engineer position will be taking the technical lead in the design, development and testing of major components in Makai’s OTEC project design responsibilities. The senior mechanical engineer will be responsible to:<br>
•	obtain an overall understanding of project goals and obligations,<br>
•	appreciate the importance and role of his specific task within the project,<br>

The two positions require strong mechanical engineering skills. However, graduate mechanical engineers or graduate ocean engineers with an undergraduate degree in mechanical engineering will be considered. Undergraduate mechanical engineers with at least 5 years of experience in a demanding analytical or design environment will also be considered.

Specific work tasks for one mechanical engineer position will focus on an OTEC task to design, develop a prototype and test of a large diameter pipe deployment (gripper) tool. This work will require an understanding of overall OTEC team project goals, innovative structural design capabilities, analytical modeling skills, background or skills in design of hydraulic power systems, ability to design prototypes of large structural and hydraulic elements and knowledge of instrumentation/testing procedures for prototype testing.

The second mechanical engineer’s responsibilities will focus on large process plant layout and analysis/design of custom hydraulic modeling. Important components of this work will include understanding overall OTEC team project goals, modeling of large fluid flows in custom designed conduits, understanding of ammonia process piping system design.

Both of these engineer positions will include significant research and design analysis tasks as well as report writing and design documentation tasks. Ability to think and write clearly and be suited to demanding engineering analysis are important assets for these positions. We are seeking a project engineer (building technologist) to be responsible for utilizing technical knowledge, intellectual ability, and practical experience to produce forensic evaluation reports, building condition assessments, and construction documents. Duties include performing leak testing, destructive and non-destructive testing, identifying construction defects, and gathering field information and technical data to support preparation of construction documents. RESPONSIBILITIES<br>
-Perform forensic investigations including destructive testing, water testing, infrared thermography, nuclear moisture testing, conductance and capacitance based testing, x-ray analysis, photographic documentation, and similar condition assessment techniques in accordance with AAMA, ASTM, and other testing protocols.<br>
-Prepare forensic reports, field reports, letters, and construction documents utilizing forensic information and measurements gathered during building condition assessments.<br>
-Perform tasks such as calculations, take-off’s, gathering field information, obtaining measurements, etc, for the purpose of assembling construction documents, estimating, or verifying project information.<br>
-Support Design Consultants by performing research on equipment, materials, or manufactured systems for the purpose of meeting established design criteria for a given project.<br>

 Positions will be based in Honolulu, Hawaii and will involve travel (25-50%) to project sites. <br>
<br>
 RESPONSIBILITIES :<br>
<br>
Demonstrate project management, marketing and communication skills to manage the construction and/or design of buildings and building systems for projects ranging in size and complexity from simple maintenance/repair to new construction of barracks/medical facilities.    <br>
 <br>
Demonstrate ability to apply effective management techniques to the planning, design, and performance of projects for the purpose of controlling schedule, cost, safety, and quality.  <br>
 <br>
Demonstrate experience in one or more trades, ability to perform onsite activities ranging from labor/skilled trade to site supervision, as necessary. <br>
 <br>
Perform contract/subcontract administration as it applies to each project, define and lead project teams consisting of site personnel, contracts personnel, design personnel, and management personnel.  Implement project controls, develop communication protocols, and perform technical oversight of construction projects. <br>
 <br>
Provide technical leadership, mentoring and guidance to assure total quality of all construction efforts, coordinate with client and company personnel, and ensure timely submittal of contract documents.   <br>
 <br>
Serve additional/alternate project roles (site superintendent, site safety officer, quality control officer, etc.) when dictated by the project size, complexity or client request.  <br>
<br>
Oversee supervisory personnel and labor representatives to resolve complaints and grievances within work force.  <br>
 <br>
Attend site visits to determine existing conditions, develop client needs in detail, and develop approximations of types of materials and labor required. <br>
 <br>
Prepare estimates based on technical specifications and drawings or sketches; where feasible provide possible value engineering suggestions. <br>
 <br>
Identify work items and estimate quantities of each item, prepare quantity take-offs, and develop pricing for non-scheduled line items. <br>
 <br>
Solicit detailed proposal information from vendors and/or subcontractors with all supporting documentation on equipment, material and labor costs for material or equipment. <br>
 <br>
Evaluate proposals from vendors and/or subcontractors for compliance with scope of work. <br>
 <br>
Order procurement of tools, equipment, and materials to be delivered at specified times to conform to work schedules. <br>
 <br>
Conduct construction activities within federal, state, and local environmental rules and regulations. <br>
 <br>
<br>
 REQUIREMENTS:<br>
<br>
 Minimum 10 years experience construction management, site superintendent (multiple phase projects), project management and/or cost estimator for government and/or commercial construction projects, comfortable with industry accepted construction management and cost estimating software packages, experience managing federal construction projects, ability to manage others. <br>
 <br>
Computer skills required include Microsoft Office (word, excel, outlook, etc.) and Adobe Acrobat (full version), experience with Primavera and QCS preferred. <br>
 <br>
Position requires OSHA 30HR Construction Safety training. <br>
 <br>
Site safety experience and additional training/certification preferred. <br>
